Our Simple and Fair Terms of Sale

CASH SALE (PAY IN FULL)

  • The first step is to browse our available list of properties and find the property that is right for you.
    Buyer must independently verify all information given which is deemed reliable but not guaranteed.
  • Once you’ve found your dream lot for sale on our website, begin the sales process by submitting the $500 (non-refundable) deposit to secure that deal. You can do this by clicking one of the payment options located at the bottom of each property listing. The $500 deposit will be applied to your purchase price at the time of closing, however, if you back out of the sale during the closing period this $500 deposit will not be returned to you and instead will be applied to the closing cost incurred up into that point.
  • When we receive your deposit we will contact you to confirm some information about how you would like to hold the title and with that we will prepare and send you a digital copy of the Sale Agreement for you to review and sign electronically. 
  • A trusted 3rd party local Title Company or Real Estate Title Attorney will handle everything in regard to the transfer of ownership from us to you as well as hold the funds from you to us.
  • All properties are transferred free and clear and include a title insurance policy unless otherwise agreed by both parties.
  • The entire sale process takes about 2-3 weeks.
  • COST TO CLOSE: The buyer’s (You) closing costs are not to exceed $500

TERM SALE – (SELLER FINANCED LOAN)

  • The first step is to browse our available list of properties and find the property that is right for you.
    Buyer must independently verify all information given which is deemed reliable but not guaranteed.

  • How our Owner Financing Works: Each monthly loan payment that you make pays down the balance of the loan in an amortized manner over the course of the loan term transferred to you and upon completion of the loan the title is then transferred to you.

    • Low down payment requirement (typically 10% to 20% of the purchase price)
    • Reasonable term lengths (varies by purchase price)
    • Affordable interest rates (8.9% to 12.9% depending on down payment)
    • No prepayment penalties (pay off your loan with us at any time with no penalty fees)
    • You cannot occupy, develop, or alter the property in any way until the terms of the loan have been satisfied and ownership has fully transferred to you.
    • Property taxes and HOA/POA assessments (if applicable) are prorated into a monthly Impound Amount and added to your monthly payment.
    • Automatic bill pay
  • A $500 (non-refundable) deposit is required to secure the deal.
  • Monthly recurring ACH direct debit loan payments are required for the duration of the term unless otherwise agreed upon by both parties.
  • Once the property is paid in full the property will fully transfer to you free and clear.
  • We do not charge a pre-payment penalty, so you can pay off your property at any time with no additional fees.
