Terms of Sale Cash Sale

  • The first step is to make us an offer
  • If we accept the offer, we will draw up a simple one-page contract stating the terms of the sale
  • A $500 (non-refundable) closing fee is required to open up escrow
    (This fee includes the cost of escrow, a complete title search, document and recording fees and title insurance on the property)
  • The title company will handle everything in regards to the transfer of ownership and funds.
  • The entire process takes about 2-3 weeks.

Terms of Sale Financed Sale

  • Make us an offer on the purchase price. (You can request an offer template from deals@dreamlandforsale.com)
  • Scan and email, or Fax the signed offer agreement to (480)-964-9876 (ATTN: Jordan Delacruz)
  • If we accept the offer, we will draw up a simple one-page contract stating the terms of the sale which will include...
    • A downpayment amount (typically at least 20% of the purchase price)
    • The term length
    • The interest rate (currently this is a fixed rate of 12.9%)
    • Loan servicing charge (currently this is $20 per mo.)
    • The total monthly payment amortized over the length of the term.
    • NOTE: We also factor in the property taxes into the monthly loan payment.
  • A $500 (non-refundable) closing fee is required to open up escrow

  • The title company will handle everything in regards to the transfer of ownership and funds.
  • The entire process takes about 2-3 weeks.
  • You will have the right to build a legal structure on the property if you so choose. 
  • Once the property is paid in full the property will fully transfer to you.
  • We do not charge a pre-payment penalty, so you can pay off your property at any time with no additional fees.
